Our Renovation Process: From First Call to Final Walkthrough

Most renovation anxiety comes from not knowing what to expect. When does it start? Who shows up? How do decisions get made? What happens when something comes up?

Here’s our process, exactly as it works.

Step 1: The First Conversation

We start with a call or a site visit — whichever works for you. We want to understand what you’re trying to accomplish, what you’re working with budget-wise, and any constraints we should know about (timeline, rooms you need to stay in, previous work on the house).

This isn’t a sales call. It’s a working conversation. If we don’t think the project is the right fit for us, we’ll say so — and we’ll tell you why.

Step 2: Site Assessment and Scope

Before we put any numbers on paper, we need to see the space. We look at what’s actually there — existing structure, mechanicals, any known issues — and we ask the questions that shape the scope. What’s load-bearing? What’s the state of the plumbing? Is there moisture behind that wall?

A quote built without this step isn’t worth much. We don’t skip it.

Step 3: Detailed Quote

We put together a written quote that breaks down materials, labour, permit costs, and timeline. We include a note on how we handle surprises — because there are always surprises — and a payment schedule tied to milestones, not dates.

We go through it with you. You should understand what you’re approving.

Step 4: Permits and Planning

For any work that requires a permit in Ontario — and most structural, electrical, plumbing, and HVAC work does — we handle the application. We coordinate with the municipality, schedule inspections, and keep you informed on timeline.

Step 5: The Build

Work starts on the agreed date. We’re on site. We communicate when something comes up — not after the fact, and not via text at 11pm. If a decision needs to be made, we bring you into it with enough context to make it well.

The site is kept as clean as possible throughout. We know you’re living in or around this.

Step 6: Inspections

We schedule and attend all required inspections. This is part of the job, not an afterthought. A project that passes inspection is a project that’s done correctly.

Step 7: Final Walkthrough

Before we consider a project complete, we walk through it with you. Anything that isn’t right gets addressed before we close out. We’re not done until you’re satisfied with what you’re looking at.

We’ve built this process because we’ve seen what happens when it doesn’t exist. Communication gaps, scope creep, surprises that blindside homeowners. We do it differently.
