Before & After: Basement Finishing in New Tecumseth

Most unfinished basements in New Tecumseth homes are being used as storage — which is fine, until the kids outgrow the main floor and you’re paying for square footage that isn’t working for you.

Here’s a recent project we completed in New Tecumseth — what the space started as, what the homeowners wanted, and how it came together.

The Starting Point

Unfinished basement in a mid-2000s build. Poured concrete foundation, existing rough-in for a bathroom that had never been used, mechanicals in the centre of the space, decent ceiling height. Good bones — just nothing done with them.

The homeowners wanted a family room, a full bathroom, and a utility/storage area that was organized and properly closed off. They also wanted it done in a way that could be expanded later — they had a future bedroom in mind.

The Process

We started with permits through the Town of New Tecumseth — required for the bathroom plumbing and the finished living space. Lead time was reasonable; we used the time to finalize material selections and pre-order.

Framing came first, laying out the family room, bathroom, and storage area. We designed the mechanical room access so it remained fully accessible without eating into the living space.

Plumbing rough-in activated the existing bathroom stub — not much new work needed there, which kept costs down. Electrical rough-in included pot lights through the family room, a dedicated circuit for the TV area, and a bathroom fan/light combo.

We used LVP throughout — practical for below-grade, comfortable underfoot, and durable with kids. The bathroom used 12×24 floor tile and a simple subway-tiled shower.

The Result

The basement went from cold storage to the most-used room in the house. The framing was designed with the future bedroom in mind — when they’re ready for that phase, the wall and rough-in are already positioned correctly. No demolition, no rework.

Every decision in that basement was made with Phase 2 in mind. The homeowners didn’t pay for Phase 2 yet — but they won’t have to undo any of Phase 1 to get there.
