A family in Barrie came to us with a clear picture of what they wanted: a usable family room, a small bathroom, and storage that didn’t look like a construction site. They also had a number they couldn’t go over — a real constraint, not a negotiating position.

Starting With the Outcome, Not the Scope
The first conversation wasn’t about finishes or square footage. It was about how the space was going to be used. The kids needed a place to be that wasn’t the main floor. The parents wanted somewhere to watch a game without taking over the living room. The bathroom was important — not a luxury.
Once we understood that, the decisions about where to spend and where to hold back got much clearer.
What We Prioritized
The bathroom was non-negotiable, so we made sure the plumbing rough-in was done right from the start. Cutting corners there creates problems that are expensive to fix later. We used a straightforward tile layout that looked clean without adding labour cost from complex patterns.
For flooring, we used LVP — durable, water-resistant, and a fraction of the cost of engineered hardwood. In a basement with kids, it was the better choice anyway.
Lighting mattered a lot to this family. Basements can feel dark and low-ceiling even when they’re not. We ran pot lights throughout the main area — the labour cost is manageable, and the difference in how the space feels is significant.
What We Deferred
The storage area stayed functional but unfinished for now — framed and drywalled, but no built-ins. The family can add shelving over time. We also kept the trim simple: clean, painted, effective — not the elaborate millwork they originally had in mind, which we moved to a future phase.
The Result
They came in on budget. The space does what it needs to do — the kids use it daily, the bathroom works, and it looks like a finished basement, not a compromise. When they’re ready to add the built-ins and upgrade the trim, the structure is already there for it.
